The acceptance of the reservations is dependent to the availability of places and the estate agency SaraEffe provids to his customer only the services described in the voucher.
At the moment of the booking the customer must pay an account of 30 % of the total price. The full balance has to be payed 30 days before the beginning of the holiday; if the customer fails to make any payment when due, the booking will be cancelled. In case of reservations made few days before the date of departure the customer must pay immediately the total amount and any other extra charges if the are. In default of payment the Agency SaraEffe will be authorized to cancel the reservation.
The Agency SaraEffe has not responsibility in case of any damage suffered by the customer or its personal objects and luggage; the agency has no responsibility if the customer cannot fulfil or interrupt his holidays for reasons as: diseases, strikes, bad weather conditions, wars, rebellions, civil or military revolts, events of terrorism, natural disaster. In case of circumstances beyond the Agenzy SaraEffe's control the agency reserves the right to change the chosen place of accommodation into another location. If the customer does not accept the organiser's alternative proposal the agency will have to refund only the deposit.
The Agency SaraEffe is not responsible in case of not arrival of the travel documents; the voucher will be sent out once the deposit will be received by the organiser. If the customer has special requests or requirements he is obliged to write them down at the moment of the reservation.
The Agency will inform the customer of the additional charges of these requests and if they are feasible.

For holidays in apartments
The customer who wishes to cancel the stay must pay the following cancellations charges which are calculated from the date of receiving a written notification:
- 10 % up to 30 calendar days before the beginning of your holiday;
- 30 % up to 29-21 calendar days before the beginning of your holiday;
- 50 % up to 20-11 calendar days before the beginning of your holiday;
- 75 % up to 10-4 calendar days before the beginning of your holiday;
- 100% up to 3-0 calendar days before the beginning of your holiday;
The customer is not entitled to any refund if he decides to interrupt his stay once the holiday has started or if he has invalid or expired emigration documents.

The organiser will be obliged to refund the total cost of the stay in the following cases:
- if there is an increase of 20 % of the total price agreed;
- if there is a drift of the date of departure superior to 2 calendar days;
If the organiser is not able to provide the holiday already booked, before its beginning, the customer has the right to be totally refund or to choose another stay of the same value or of a superior value without paying additional charge.
If the customer does not wish to accept the proposed variations the organiser will be obliged to refund the amount payed within 7 days the customer decision to recede from the contract.

In the event that the Agency SaraEffe, before the beginning date of their inability to communicate the reservation, the customer will have to decide if a refund of all sums already paid, or take a substitute holiday of equivalent value, or if not is available, higher-value, at no extra cost, or lower, and in this case must be reimbursed the difference in price. If you do not intend to use in another room, the customer may request a refund of amounts paid, which shall be returned within 7 days of receipt of notice of intention not to take advantage of alternative proposals.

Complaints regarding services booked must be notified immediately to the organiser, during his stay, in order to verify the inconveniences reported and to be able to solve the problem as soon as possible.
The complaints arrived after the holiday will not be accepted.
